Project Overview
The Town of Carefree is undertaking an update to its Zoning Ordinance, the guiding document that shapes how development occurs within the community. This effort includes a thorough assessment of the current ordinance and engagement with residents to ensure the regulations continue to reflect the Town’s changing needs.
While this ordinance has seen periodic amendments, this is the first comprehensive revision since its initial adoption in 2004. The update aims to align the ordinance with the Town of Carefree General Plan, improve usability, protect and enhance the community’s unique aesthetic and natural environment, strengthen clarity and internal consistency, and incorporate transparent, effective public participation practices consistent with state law and contemporary communication methods.
The Zoning Ordinance update will occur over the next 16 months, allowing time for a comprehensive review and the development of clear, consistent regulations that support the effective administration of permitting processes and development proposals.
