Building Department

The Carefree Building Department plays a critical role in administering and enforcing the Town's adopted building codes to ensure a safe built environment. This division oversees the entire process of building permits, from receiving and reviewing applications to approving and issuing permits. Additionally, it conducts inspections to verify compliance with the adopted building codes.

Key responsibilities include:

  • Permit Processing: Receiving, reviewing, approving, and issuing all building permits in accordance with the adopted building codes and regulations.

  • Inspections: Conducting inspections of construction projects at various stages to ensure compliance with building codes and approved plans.

  • Coordination: Collaborating with other relevant departments such as the Town Engineer, Planning and Zoning Director, and Fire Marshal to coordinate the review, approval, and issuance of building permits.

How to Request an Inspection

Inspection requests must be submitted by 11:59 PM in the Permit & License Portal in order to be scheduled for the next available date. Please note that specific or estimated inspection times cannot be provided. Inspections are conducted in the order they are scheduled to ensure fairness and efficiency.

Building Codes

The Carefree Town Council approved the following building codes:

  • 2018 International Building Code and amendments

  • 2018 International Residential Code and amendments

  • 2018 International Plumbing Code and amendments

  • 2017 National Electrical Code and amendments

  • 2018 International Mechanical Code and amendments

  • 2018 International Fire Code and amendments

  • 2018 International Energy Conservation Code and Amendments

  • 2018 International Fuel Gas Code and Amendments

  • 2018 International Property Maintenance Code and Amendments

  • 2018 International Existing Building Code and Amendments

  • Chapter 10 Building as of 10.13.22

The adopted codes require all new residential and commercial buildings to have fire sprinkler systems. The codes became effective January 24, 2023.
